Our complex is located in a beautiful town of Risan, 60 meters from the coast of the famous Boka-Kotor harbor, the most south fiord in Europe and one of the top 10 most stunning bay areas in the world. Climate is subtropical here, the softest in Montenegro. Unique for being both marine and mountain, the air in the harbor is really ambrosial and salubrious, bearing scents of blooming flowers and essential oils of conifers. Clients of cardiologists and neuropathologists would notice their treatment bills shrinking noticeably while they are here.
Local cave drawings of the Bronze Age bring us evidence that the advantages of this area were known even back at that time. The town of Risan was founded in the 3rd century B.C. Illyrian queen Theuta made it her capital, and some of the ancient Rome mosaic remain there until the present time. The mosaic panel, left to us by a roman patrician who owned a villa in Risan, bears an image of Hypnos, god of placid slumber and sweet peace. He is believed to guard this place from the needless vanity and chaos until our present days.
The «ROMAN GARDENS” housing complex aesthetically combines the harmony of the golden antiquity with conveniences of the modern age. There are eight buildings, constructed under the common concept of antique and Mediterranean styles, using the most up-to-date building technologies and materials. Seven of those buildings are condominiums with one and two-story apartments from 48 to 157 sq.m., constructed according to three variants of the same base project. When planning every apartment, our experienced architects have foreseen every detail, including the placement and size of windows, the view upon the bay coast, terraces made to get as much sun as possible, and many other peculiarities of Montenegrin climate.
Apartments are given to customers being completely finished. The high quality of finishing is assured by modern valuable materials, as well as by our highly qualified (and well-paid) managers, engineers and workers; for more details, see the special section.
All apartments have high (2,9-2,95 m.) ceilings, glass doors leading to spacious sunny terraces, kitchens with built-in equipment, fully rigged toilets and bathrooms, air conditioning systems, heated floors, etc. The biggest problem left to the future owners would be purchasing the furniture.
Every building entrance will be decorated by a floor mosaic panel (God Hypnos), 1,5-2 meters in diameter.
The landscape layout, developed by our certified designers and florists, includes numerous young and replanted mature conifers and tropical trees, bushes, flowers and cactuses. The good is that local climate and soil of this place are beneficial for growing plants.
Every apartment is equipped with satellite TV, telephone, Internet access and door intercom.
Dwellers of the complex are privileged users of the fitness center, featuring sauna, massage and workout rooms, a restaurant for 60 people with a terrace, and a swimming pool with a bar. In addition to that, the 8th building incorporates a reception hall and two (60 and 80 sq.m.) auxiliary premises. Inhabitants have priority in purchasing this business, including the general complex administration. Average maintenance cost payable to the complex administration company (gardeners, cleaners, technicians, swimming pool water filter replacement, Internet) for living quarters of this class would be from 15 to 24 Euros per sq.m. per year. Electricity and water have to be paid for separately according to the usage meters, as anywhere else in Montenegro.

The complex has two parking lots. Cars are not being stolen in Montenegro, but it is always comfortable to have your favorite not cheap car parked on its own special plot, that’s why the complex offers very modestly priced parking space.
A separate path will lead you from the complex to the beach on the harbor shore. There’s a pier for boats and small yachts and a summer bar with beverages and lounges. In the town itself there are the “Teuta” hotel, which serves as a winter training base for the Russian national canoeing team, tennis courts, city hospital, cafes, restaurants, a post office, shops and a famous market on an old city beach.
